Tell us about your career:

My name is Curtis Burton. I have been in the Multifamily industry for 6 years now. I started in Continental Realty as a leasing professional my first 1.5 years. During that time, I lead my Carolina Portfolio in leasing KPI's 47% net closing ratio. I was then promoted to Assistant Community Manager for about 6 months. When a Community Manager position came available for hire within my company, I applied for it but did not get the position. Then another came available 4 month later and I applied for it again. Then I became the Community Manager for Park and Kingston in SE Charlotte. During that time, I facilitated a multi-million-dollar renovation on the community and maintained a 72% retention rate during that time. One year later, I was given an opportunity to take over one of our company's newest assets in Dilworth, Charlotte. In 9-months, we improved occupancy from 89% to 96% and maintained 69% retention while renovating the office, clubroom, and fitness center. Within another year, I was presented with the opportunity to take over another asset in Tyvola area Charlotte. The community was trending at 87.2% at the time of takeover. Within 6-months we stabilized occupancy and trend to 94%, revitalized expenses/revenue and maintained at 68% retention rate for current residents. During my time in the industry, it has been my greatest accomplishment to make a difference and impact on the outcome, situation, and lives of everyone everywhere I am. In this ever-changing industry there is one quote I live by from Winston Churchill. "It is not the strongest that survives, nor the smartest, but the one most willing to adapt."   

What advice do you have for someone just starting in your field:

In everything that you do, do it as if everyone watching. Even when you know that no one is.
