Mortgages: “President Donald Trump has suggested creating a new, 50-year mortgage plan as a way to encourage young people to buy real estate, according to a post on his Truth Social platform. The U.S. Director of Federal Housing Bill Pulte also replied on X, saying that the agency was working to institute the new housing proposition.” (ABC News)  

Flood Insurance: The National Flood Insurance Program (NFIP) faces impacts from the government shutdown. Though existing policies remain active, any changes, new policies and more cannot be implemented. Borrowing power has also been limited amid hurricane season. Read the latest.    

Rent Control Outlook: As the end of the year quickly approaches, NAA has gathered recent developments and where to watch in 2026 – including more than 130 rent control bills. Read more on NAA’s outlook.    

CARES Act: Fannie Mae and Freddie Mac (the Enterprises) are no longer enforcing compliance with the CARES Act 30-day notice requirement for covered housing. Read the latest.    

 HOME Landlord-Tenant Requirements: Given the uncertainty of the government shutdown, HUD has announced a further delay in new federally-mandated landlord-tenant requirements for the HOME Investment Partnerships Program. Read more on the delay and NAA’s advocacy

 ROAD to Housing Act: Last month, the Senate passed the ROAD to Housing Act, a collection of several pro-housing policy solutions. NAA’s Assistant Vice President, Federal Legislative Affairs Owen Caine says that this is a “a monumental accomplishment for a once-in-a-generation housing package.” Learn more about what’s next.
